In Boca Raton, gated communities practically outnumber grocery stores. But the Cipriani family — famous for their New York City restaurants and Harry’s Bar in Venice — is betting the market is ready for something different: a branded residential tower.

This month, the sales gallery opened in downtown Boca for the new Mr. C Residences Boca Raton, at 41 SE 4th St.

Key International and Wexford Real Estate Investors are developing the 12-story tower, Boca Raton’s first branded residence in more than a decade. The city’s last branded project, the Residences at Mandarin Oriental, Boca Raton, was announced in 2015. Eleven years, at least one bankruptcy and two lawsuits later, it has yet to open.

If things go as planned, construction on Mr. C Residences Boca Raton will be completed in 2029.

“The project is designed to engage with the surrounding neighborhood rather than function as a closed residential building,” Philip Braunstein, managing principal of Wexford Real Estate Investors, told The Post. Part of that strategy is a ground-floor restaurant, Bellini Boca Raton, which will be open to the public. Its name pays homage to the classic cocktail invented by Giuseppe Cipriani.

Giuseppe’s grandsons, Ignazio and Maggio Cipriani, are behind the Mr. C brand of hotels and residences, which has been gradually expanding. Mr. C Residences Coconut Grove opened in 2023; Mr. C Hotel & Residences West Palm Beach is slated to open in 2026; and Mr. C Residences Jumeirah, in downtown Dubai, is also in the works.

“Each Mr. C property shares the same foundation of European-inspired design, hospitality, and service,” said Inigo Ardid, co-president of Key International. “With limited core inventory in Boca Raton and sustained demand for quality product, we believe the timing aligns with both market fundamentals and lifestyle trends.”

Amenities for Boca Raton buyers include an open-air cinema, a golf simulator, a rooftop resort-style infinity pool with cabanas and grilling areas, a residents-only bar and lounge, private padel and pickleball courts and a children’s playroom.

The spa will boast a hammam, experience shower, infrared sauna, sound dome, steam room, and hot and cold plunge pools. Residents will also have access to concierge services.

Of course, these perks come at a price.

“The projected HOA fees are $2 per square foot, inclusive of reserves, which is consistent with a hospitality-driven residential offering like Mr. C Residences Boca Raton,” explained Ardid.

All 133 private residences, split between two- and three-bedroom layouts, will feature interiors by 1508 London. Think custom Italian cabinetry, floor-to-ceiling windows, premium Wolf and Sub-Zero appliances and natural stone countertops.

While the starting price for an address at Mr. C Residences Boca Raton was projected to be $1.7 million, it’s now $1.95 million. The most expensive unit, the penthouse, is expected to sell for around $8.5 million.

“Across all segments, the common thread is a preference for turnkey living, strong service and a location that allows them to walk to dining, shopping and cultural destinations,” said Ardid. “Buyers are prioritizing convenience and lifestyle quality over sheer square footage.”
